Jon Walter has been appointed to the NAI Global Leadership Board. The mission of the Board is to provide proactive leadership to increase the profitability, professionalism, capability, integrity, and standards of practice that reinforce and breed mutual trust and respect throughout the enterprise. The Board fosters and promotes activities, education, and communication that elevate the level of engagement and productivity of NAI Global Offices, professionals, and NAI Global at-large.

Jon Walter will be specifically working on the Education Committee.  Jon received his MBA from Brigham Young University, is a Certified Commercial Investment Member, has been an educator at Dixie State University, and has designed CRE courses for ARTI Academics, an online real estate school.  His experience in education suits him for the role.  Regarding this appointment, Jon said “I am honored to work with members of the NAI Global Leadership Board and look forward to enhancing the educational experience of NAI Global Members.

120 Million SF of Commercial Construction Projected Along I-15 Corridor

The I-15 corridor is experiencing significant growth as road projects try to keep pace with increased traffic. Population estimates from the Kem C. Gardner Policy Institute and Nevada State Demographer suggest that the population increased by nearly 850,000 people from Salt Lake to Vegas in the last decade.  Data also indicates that over 95 million square feet of office, retail, and industrial buildings were constructed during the same period.

“Population growth is the single most significant driver of commercial real estate construction”, commented Jon Walter COO of NAI Excel and NAI Vegas.  In their recent publication, 2020 Decade in Review, commercial construction data is presented for markets from Salt Lake to Vegas over the last ten years.  Projections are also made for future commercial construction based on population estimates. “Indexing commercial real estate to population suggests that that 120 million square feet of new commercial construction may be needed in the next decade to support the growing population” continued Walter.

The last decade began with a surplus of commercial real estate and tepid construction.  Current availability is tight as vacancy rates are low.  “There is no surplus if inventory and facilities will have to be constructed to accommodate future population growth” according to Mr. Walter.  Their ’2020 Decade in Review’ publication also provides vacancy rate, lease rate, and other research for office, retail, industrial, and multifamily markets in Northern Utah, Southern Utah, and Southern Nevada.

Neil Walter is CEO of ERA Brokers Consolidated, a real estate brokerage with nine offices between Las Vegas and Salt Lake City and over 400 agents and staff. The firm uses a proprietary technology platform called ARTI to publish monthly market research and manage more than 1,600 property units for its clients.

Walter also serves as CEO of NAI Excel, which focuses on commercial and investment real estate. He specializes in special use assets, investment properties, development land and REO properties. Walter is a charter holder with the CFA Society of Salt Lake and the CFA Society of Nevada.

In 2019, Walter wrote a blog for RISMedia’s Housecall entitled “3 Ways to Help Investors Create Value Without Waiting on the Real Estate Market.” He recommended that real estate agents and advisors emphasize to investors the benefits of following a consistent, long-term strategy; focusing on properties that have been on the market for a long time and have been overlooked; and encouraging clients to pursue value-added strategies, such as updating, improving and repositioning properties.

Walter taught finance and economics at Dixie State University. Before pursuing a career in real estate, he worked on the Natural Gas and Power Trade Floor at ConocoPhillips, where he built risk management models and priced structured products. He worked at a tech startup before attending graduate school.

Walter has served on the boards of directors of two Utah charter schools. He is also a member of the Utah School and Institutional Trust Lands Nominating Committee.

Silicon Slopes Office Leased.

NAI Excel is excited to announce the Lease of a Silicon Slopes office building this week. The office is currently undergoing a massive transformation and remodel. Located in the busy area of Silicon Slopes of Lehi with convenient access to I-15 and surrounding projects made this a must have location.

Stan Perkins, Commercial Investment Specialist at NAI Excel, was exclusively retained by the Owner to market the 4,700+ square foot building to find a long term tenant.

Jay Blacker, Retail Specialist at NAI Excel, was retained by the Tenant, KidConnect, to find a long term solution and location for their new home.

The Result: Stan Perkins and Jay Blacker worked together to lease the space for no less than 10 years and all while having the office on the market for less than 45 days!
