All American Cloggers are getting a new location! Across from Wal-Mart in Bloomington, the All American Cloggers are setting up shop. The Premiere rhythm dance team in St. George, Utah is celebrating their love of clogging, Irish and Tap dancing in their new space.

The All American Cloggers were looking for a Studio space in Southern Utah with easy access and in a great location. Jon Walter, COO of NAI Excel along with his associate, Kevin O’Brien, were contracted by the Landlord to procure a long lasting tenant in the space previously occupied by a Verizon Store. Walter and O’Brien were able to negotiate successful terms between the Landlord and Tenant.

“Megan with the All American Cloggers was a pleasure to work with,” stated O’Brien, “The space and location should be great for them as they continue to enroll new students of all ages.”

The All American Cloggers offer weekly classes and regional performances along with entertaining audiences in Japan, Germany, Mexico, Canada and regularly on Disney States for the last 30 years.

A long standing Business in Washington County is now under new management. After years of successfully running the Frugal Framer, the owners have decided to retire. The new owners are keeping the same brand and location and have been trained to provide the high quality customer service that has been common for years.

After some deliberation on whether to sell or not, the prior owners contacted Wes Davis, Senior Vice President, of NAI Excel to get his expertise in valuing the business and to put together a plan that would allow the business to continue operations while simultaneously looking for a seamless transition to a new owners.

The Local Southern Utah commercial real estate market continues to move quickly. The Pine View Plaza, a multi-tenant office building near Costco, was recently sold by Wes Davis, Broker and Developer at NAI Excel.

“Changes in market conditions and peak in pricing prompted the existing owner to take advantage of the current economy.” Stated Davis who was hired to fulfill the assignment.

Davis had been actively working with a local business owner who was seeking to own the space they office out of.

“This was a great situation,” added Davis, “With a motivated Seller and a Buyer who’s timing was spot on. We were able to work with the existing tenants of the building, and in time, the new owner will occupy the building. In the meantime, they have an income property to offset any expenses.”

The area has seen some growth with new buildings and tenants coming in as seen by a recent land acquisition by Costco for a potential parking expansion along with a solid mix of business that have stayed steady during this market cycle.

Joule Plaza announces another great tenant coming soon, Winsor Law!

Wes Davis, Broker at NAI Excel and Co-Developer of Joule Plaza worked closely with the Managing Partner of Winsor Law LLC, Robert Winsor in securing the location for the law firm.

Winsor Law’s practice primarily serves clients with domestic relations cases and issues involving children. Robert is involved in every aspect of the case including client intake, client interaction, discovery, trial preparation, mediation, trial and final resolution.

Design plans for their new suite at Joule Plaza have been finalized and construction should start soon.

“Being directly across from the Courthouse and in the center of town has made this location ideal for Winsor Law,” Stated Davis, “this is a great location for them and a nice addition to Joule Plaza.”

Other tenants currently open and operating at Joule Plaza include Sun America Mortgage and Infinity Title. There are only a few office / retail locations left at Joule Plaza available for lease.

Creative Kitchen Concepts has expanded its footprint.  With a new showroom, lines, services, and more now headquartered off of Exit 6, by Totally Nutz.  Creative Kitchen hired Wes Davis, Sr Vice President at NAI Excel, to assist them in finding a facility that had the ability to support the companies growth.

Davis says “We looked at several buildings over a couple of month period.  The Tenant settled on this location based on its size, configuration, access and visibility off of I-15.”

The new Office Warehouse location is over 15,000 SF and has a large showroom, many private offices with windows, a dock, break room, in addition too many other amenities.  The Lessor had also hired Mr. Davis to procure a Tenant for that location.  The actual vacancy to the Landlord was zero (0) based off the timeliness and ability for Mr. Davis to procure a Tenant quickly.

“This scenario was a win-win for all parties involved.  We were able to quickly bridge a gap in the occupancy of that location and seamlessly fill it with a new Tenant”.
