Ryan McCullough and Tyler Jaynes were exclusively retained to represent the seller of the two-story, 12,300 SF Industrial building. This deal was a fantastic absolute-net leased investment opportunity that a local private investor capitalized on. The property is located in the highly desirable Southeast/Henderson submarket, which currently has a low vacancy at 2.7%. With a location just off of I-515 and I-215, the ease of access is superior to many other comparable buildings.
The City of Henderson has grown to become the second-largest city in Nevada, behind Las Vegas. Due to Henderson’s proximity to Las Vegas, gaming, tourism, and hospitality are key employment drivers for the city, which had a 4.8% unemployment rate as of November 2017.
