Scope of Service
Roy specializes in helping investors, developers, property owners, and business owners maximize the value of their real estate and operating assets. Drawing upon his extensive background in investment analysis, portfolio management, and business valuation, he assists clients in evaluating opportunities, positioning properties for the market, and developing strategies designed to enhance long-term returns.
Since 2020, Roy has participated in more than $150 million in commercial real estate transactions throughout Southern Utah. His experience includes industrial sales and development projects, retail leasing for newly developed shopping centers, office leasing, investment sales, owner-user transactions, and advising business owners on exit planning considerations where real estate and business value are closely connected.
Roy works closely with clients throughout the acquisition, disposition, leasing, development, and business transition process, providing market insight, financial analysis, valuation guidance, and transaction support tailored to each client’s objectives. His analytical approach and investment-focused perspective help clients make informed decisions in an increasingly dynamic commercial real estate market.
Background & Experience
Roy began his professional career in 2003 as an estate and tax planning consultant, working with attorneys, CPAs, and financial advisors throughout the country on advanced planning and capital gains tax deferral strategies. He later spent more than 17 years in investment and portfolio management, where he evaluated and managed a wide range of investment assets including equities, fixed income securities, residential real estate, commercial properties, and privately held businesses.
Since joining NAI Excel, Roy has leveraged his investment background to help clients make informed real estate decisions based on sound financial analysis and long-term value creation. His experience analyzing investments, cash flows, and operating businesses provides clients with a unique perspective when evaluating acquisitions, dispositions, development opportunities, and business succession strategies.
Roy earned a Bachelor of Science in Economics, Phi Beta Kappa, from the University of Utah and later received his Master of Business Administration from the David Eccles School of Business.
