About a year ago, Jim Kaercher was flying a private airplane from Billings, Montana to Prescott, Arizona and found himself low on fuel and just about out of daylight. Thinking about landing in St George he elected instead to land at Mesquite, NV. This was the first time he had been to Mesquite by air and was totally surprised with effervescent green golf courses and mostly newly constructed City. It was an unusual way to become acquainted with Mesquite, and his first experience was little more than a stay at the Virgin River Casino. Although his stay was short, this visit prompted additional research in the Mesquite area. He confirmed later that the City had access to substantial water rights in a desert area.

During a subsequent visit to Prescott and Las Vegas Mr. Kaercher contacted Dick Lungrin to see what investment real estate was available in the area. Though Kaercher considered many options in AZ, he settled on two office buildings located on the Oasis Golf Course built by Ence Construction. Perhaps the ample water rights, warm climate and beautiful golf course setting provided some appeal to the Alaskan resident, but the purchase was strictly investment driven. Kaercher closed on the transaction in May and is making the space available for lease to prospective tenants.

Kaercher isn’t the only investor acquiring property in Mesquite. Jon Walter, a commercial Realtor has seen substantial interest in Mesquite in just the last 6 months. In addition to selling these two office buildings, Walter recently sold a convenience store and a leased restaurant, also in Mesquite. “The convenience store buyer came from Las Vegas and the other investment buyer from St George”, said Walter. “We have had several showing of the remaining Oasis Professional Park office building and I believe we will sell it as well. There have been several buyers from Las Vegas and even one from Canada that have come and toured a twelve-unit multi family property we are currently marketing. It is only $45 per square foot and only has one vacancy. With prices like these, there is no question why buyers outside the area are taking such a close look at Mesquite.”
