The Wall family recently acquired the Black Canyon Ranch in Lyman, UT. Although agricultural sales have been few in recent years, the Wall family had been looking for the right opportunity to operate a ranch closer to their St George home. Having purchased a piece of development property through Jon Walter at NAI Utah South earlier this year, the Walls contacted Walter to help them find the right property. When presented the Black Canyon Ranch, the Walls recognized it as the right fit.
The 235 acre purchase contained about 180 irrigated acres, approximately 500 acre feet of water rights, and borders the Fremont River. The seller had retired from ranching, was leasing the property that yields a desirable alfalfa crop, and had retained the services of Brayden Gardner with ERA Brokers Consolidated to assist with the sale. The transaction was structured where the buyer purchased the working part of the ranch north of the river while the seller retained a sizable parcel with views on the south side of the river. The seller achieved their family’s desire to monetize the working portion of the ranch that required upkeep while keeping a place for future enjoyment. The buyer was able to acquire the productive acres and look forward to begin improving the property further in the spring.
