Craftsman and woodcarver Gary Phillips and his wife Nancy recently moved from Twin Falls Idaho to Southern Utah’s Kayenta Community. Before construction of their new Kayenta home was complete, Phillips contacted Jon Walter at NAI Utah South to help them find a commercial parcel of land to develop. After a tour of the city, there were few parcels that were a consideration, but Phillips really wanted a parcel close to their new Kayenta home. They were drawn to Kayenta’s natural desert feel and the backdrop of the red cliffs. Walter knew that finding a parcel that could have some commercial application near this community could be a difficult find.
As chance would have it, only a few days later, Wes Davis at the same NAI office secured a bank owned listing for 2.7 acres of land on highway 91 near Kayenta. Walter immediately contacted Phillips who submitted an offer to purchase the property. Phillips acquired the property in April and is considering alternative ways to develop the property. Though he has some ideas in mind, he isn’t in a hurry to do anything just yet.
Walter said he is seeing an increase in the number of commercial land transactions. This is Walter’s 3rd commercial land closing in the last 6 months and has a fourth that will be closing shortly. “Each of these three buyers purchased the land for future development. Though Phillips isn’t ready to unveil his plans, the other buyer’s plans include a bicycle store, a retail center, and a hotel” reports Walter.
